; Towards sustainable issues, accommodations impact on environment is questioned and 'eco-housing' appears like a subject of social change. Inferring from such a statement, this thesis aims to analyse a development of an invention (here a residential one), from past through current institutionalization. Three perspectives are thus considered. Through a macro-social scale, the one gives an account of the historical process which led ecological buildings to become a topic for thought, for public policies at international level. The research is based on archives and different fieldworks. They consist in a comparison with Finnish, Spanish and French actors. The second perspective is to evaluate this movement in methods of structuring on the residential market in France. The analysis extracted rests on a meso-social scale thanks to a series of case studies. Lastly, their ability to give rise to better ways of live with environment is under micro-social investigation. The underlying idea is to understand to what extent the ideal of sustainability sparks off the innovation of 'eco-housing'.
